HomeMy WebLinkAboutL 11830 P 206 DISTRICT SECTIQNI BLOCK LOT BARGAIN AND SALE DEED THIS INDENTURE, made as of April 30, 1997 , among MICHAEL PAIDOUSSIS and his wife FROSO PAIDOUSSIS, each having an address at 166-21 71st Avenue, Fresh Meadows, NY 11365 (collectively herein- after referred to as "Grantors") , and ELEFTHERIOS KOUGENTAKIS and his wife DIMITRA KOUGENTAKIS, each having an address at 38-08 Fillmore Avenue, Brooklyn, N.Y. 11234 (collectively hereinafter re- ferred to as "Grantees") . WITNESSETH, that Grantors, in consideration of Ten Dollars and other valuable consideration, the receipt and sufficiency of which hereby are acknowledged, do hereby grant and release unto Grantees, as tenants by the entirety, and their heirs, executors, administrators, successors and assigns forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, ly- ing and being in Village of Orient, the County of Suffolk, and the State of New York, being more particu- larly described in Schedule A attached hereto and made a part hereof, TOGETHER with all. right, title and interest, if any, of Grantors in and to any streets and roads abutting said premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of Grantors in and to said premises, TO HAVE AND TO HOLD the premises herein granted unto Grantees, as tenants by the entirety, and their heirs, executors, administrators, successors and assigns forever. Grantors are! the owners of said premises . Said premises is not located in an agricultural district . Grantors covenant that Grantors have not done or suffered anything whereby said premises have been encumbered in any way whatever, except as set forth herein. Grantors, in. compliance with Section 13 of the Lien Law, covenant that they will receive the consideration for this convey- ance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost _ of the improvement before using any part of the total of the same for any other purpose . 1 SCHEDULE A ALL that certain plot, piece or parcel of land, situate, lying a.nd being at Orient, Town of Southold, County of Suffolk and State of New York, more particularly bounded and described as follows: BEGINNING at a point on the northerly line of Main Road, said point being where the easterly boundary of other lands now or formerly the party of the first part and the westerly boundary of lands now or formerly of Sledjeski intersects the northerly line of Main Road, and from said point of beginning running North 23 degrees 00 minutes East. 220 . 13 feet; running thence North 3 degrees 30 minutes 20 seconds West 288 . 83 feet to the TRUE OR ACTUAL POINT OF BEGINNING and from said true point of beginning running North 3 degrees 30 minutes 20 seconds West 150 . 0 feet; running thence North 86 degrees 29 minutes 40 seconds East 263 . 47 feet to lands now or formerly of Pappas; running thence along said lands now or formerly of Pappas South 8 degrees 03 minutes 00 seconds East- 150.47 feet; running thence South 86 degrees 29 minutes 40 seconds West 275. 39 feet to the true or actual point of beginning. SUBJECT TO a right of way 30 feet in width running along the westerly boundary of the subject parcel. TOGETHER WITH a non-exclusive right of way 30 feet in width for the purposes of ingress and egress and the installation and maintenance of utilities, if any, running from the southwest corner of the subject parcel to Main Road and the westerly line of said right of way being described as follows: Beginning at a point at the southwest corner of the above described premises and running South 3 degrees 30 minutes 20� seconds East 288 . 83 feet; running thence South 23 degrees 0.0 minutes West 220. 13 feet to the northerly line of Main Road. TOGETHER WITH a non-exclusive walking right of way running from the hereinabove described parcel to Long Island Sound said right of way being 30 feet in width to a point and at said point reducing from 30 feet in width to 8 feet in width, the westerly boundary of said right of way being described as follows: Beginning at a point at the northwest corner of the above described premises and running from said point North 3 degrees 30 minutes 20 seconds West 1.57 . 0 feet, the point where said right of way reduces from 30 feet in width to 8 feet in width; running thence North 3 degrees T0 minutes 20 seconds West 450 feet, more or less, to Long Island Sound.
