WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
beinginthe Hamlet of East Marion, Town of Southold, County of Suffolk and State of
New York, being more particularly bounded and described as follows:
BEGINNING at a monument' set on the southerly side of a 25 foot right of way; said
monument being about 208 feet more or less northerly from Gardiners Bay and 100
feet southwesterly along said right of way from a stake at land formerly of
F. Ilton Welch; said point being the northwesterly corner of land conveyed by
Edna A. Brown to Earle H. Vail by deed dated May 18, 1946 and recorded in Suffolk
County Clerk's Office on May 21, 1946 in Liber 2667 of Deeds at page 292; running
thence along the last described land, south 29 degrees 46 minutes 20 seconds east

Bollman and the southerly side of said right of way; running thence along the
southerly side of said right of way,north 43 degrees 19 minutes 40 seconds east
Blk. 13.00 50 feet to the point or place of beginning.
Being and intended to be the same premises conveyed to the party of the first part
Lot(s)C herein by deed dated 8/15/70 and recorded 8/18/70 in Liber 6791 page 505 in the
005.000 Suffolk County Clerk's Office.

TOGETHER with all right, title and interest, if any, of the party of the first pari of, in and to any streets and roads
abutting the above-described premises to the center lines thereof, TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been inctunbered in any way whatever,except as aforesaid.
AND the party of the fust part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the Purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.

of F. Milton Welch about eleven hundred ( 1100) feet to land now or
formerly of Florence Tuthill and continuing northerly along said land
formerly of F. Milton Welch sixteen (16 ) feet in width, over said land
now or formerly of Florence Tuthill and land of Griffing to the Main
Road; said right of way to run with the premises hereby conveyed.
