WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs,
successors and assigns of the party of the second part forever,

Marion, Town of Southold, Suffolk County, New York, and filed in the Office of the Clerk of the County of Suffolk on lune
11, 1975 as Map No. 6266, and more particularly bounded and described as follows:
BEGINNING at a point on the northwesterly side of The Strand which is located southwesterly from the corner connecting the
westerly side of The Long Way and the northwesterly side of The Strand the following courses and distances:
(1) On a curve to the right having a radius of 20.00 feet and a distance of 31.42 feet;and
(2) South 76 degrees 28 minutes 30 seconds West 107.41 feet; and
(3) On a curve to the left having a radius of 180.00 fat and a distance of 111.60 feet;and
(4) South 40 degrees 57 seconds 05 minutes West 843.82 feet; and
(5) On a curve to the right having a radius of 470.00 fat and a distance of 166.15 feet;and
(6) South 61 degrees 12 minutes 22 seconds West 421.34 feet;and
(7) On a curve to the left having a radius of 530.00 feet and a distance of 108.18 feet;
RUNNING THENCE along the northwesterly side of The Strand on a curve to the left having a radius of 530.00 feet and a
distance of 75.01 feet;
THENCE North 52 degrees 02 minutes 40 seconds East 77.00 feet;
THENCE South 37 degrees 19 minutes 28 seconds East 346.24 feet to the northwesterly side of The Strand or the point or
place of BEGINNING.
SAID PREMISES also known as LOT 118,THE STRAND, EAST MARION,NEW YORK.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs, successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for the conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the, improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construes as if it read "parties" whenever the sense of the indenture so requires.
