WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingj=thr at Orient, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:

said line intersects the northeasterly line of Main State Road, being the
westerly point of the triangular parcel about to be described; running
thence along the southerly and westerly line of Old Main Road, four courses
and distances as follows : (1) South 61° 07 ' East 193 . 00 feet; (2) South 65°
07 ' 30" East 77 . 18 feet to a monument; (3) South 64° 32 ' 50" East 213 . 09 feet
to a monument; and (4) South 8' 311 4011 East 492 . 73 feet to the northeasterly
line of Main State Road; running thence along the northeasterly line of Main
State Road, four courses and distances as follows : (1) northerly along an
arc of a curve to the right having a radius of 1075 . 95 feet a distance of
161 . 06 feet; (2) North 340 031 10" West 243 . 11 feet to a monument; (3) North
340 37 ' 50" West 324 . 80 feet to a monument; and (4) on a curve to the left
having a radius of 1075 . 14 feet a distance of 139 . 48 feet to the point or
place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by Deed dated September
24, 1980 and recorded in the Suffolk County Clerk' s Office on October 6,
1980 in Liber 8892 Page 582, and by Deed dated November 17, 1982 and
recorded in the Suffolk County Clerk' s Office on December 6 , 1982 in Liber
9280 Page 80 .

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
