York, surveyed on September 14, 1961 by Otto W. Van Tyle & Son,
Licensed Land Surveyor, Greenport, N. Y. " and filed in the Office
District
of the Clerk of the County of Suffolk on October 26, 1961 as Map
Number 3444, more particularly bounded and described as follows:
1000 BEGINNING AT A POINT on the northerly side of Sound View
Road, where the same is intersected by the division line between
Section Lots 47 and 48 on said map; RUNNING THENCE, South 77 degrees 30
minutes 00 seconds West, along the northerly side of Sound View
Block Road, 100 feet; THENCE, North 1 degree 51 minutes 00 seconds West,
03.00 along the easterly side of Lot 46 on said map, 248.83 feet to the
shore of Long Island Sound; THENCE, Along the shore of Long Island
Lot Sound on a tie line of North 70 degrees 38 minutes 10 seconds East,
005 . 000 100 feet; THENCE, South 2 degrees 29 minutes 30 seconds East,
along the westerly side of Lot 48 on said map, 260.47 feet to the
northerly side of Sound View Road and THE POINT OR PLACE OF
BEGINNING.
Being the same premises as described in the deed to the
parties of the first part herein by deed from William H. Price and
William H. Price Jr. , dated 10/18/85 recorded 11/18/85 in Liber
9917 page 487.
PREMISES KNOWN AS 335 BOONDVIEW ROAD, ORIENT, NEW YORK
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
