WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at Fast Marion, in the Town of Southold, County of Suffolk and
State of New York, known and designated at Lot No. 34 on a certain map entitled,
"MAP OF PEBBLE BEACH FARMS" and filed in the Office of the Clerk of the County of
Suffolk on July 11, 1975 as Map No. 6266, being more particularly bounded and
described as follows:
BEGINNING at a monument set in the southerly side of the Crescent, said point being
the easterly end of a curve which connects the southerly side of The Crescent with
the easterly side of The Greenway;
RUNNING THENCE along The Crescent North 66 degrees 37 minutes 20 seconds East 88.25
feet to a monument set;
THENCE South 17 degrees 05 minutes 44 seconds East 277.34 feet to land of F.F. King
and a monument;
THENCE along said land of King, South 66 degrees 36 minutes 15 seconds West 57.90 feet
to a concrete monument;
THENCE North 23 degrees 22 minutes 40 seconds West 100.70 feet to a monument;
THENCE South 66 degrees 37 minutes 20 seconds West 20.00 feet to a monument and the
easterly side of the Greenway;
THENCE along the Greenway, North 23 degrees 22 minutes 40 seconds West 155.00 feet
to a monument;
THENCE along the arc of a circle bearing, to the right having a radius of 20.00 feet
for, a distance of 31.42 feet to the monument set in the southerly side of The Crescent
at the point or place of BEGINNING.
(TOGETHER with all•right, title and interest, if any, of the party of the firstpart of, in and to any streets and
roads abutting the aboye-described premises to the center lines thereof;,TOG$THER with the appurtenances

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien I.aw, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such ronsid-
eration as a trust fund to be applied first for the purpose of paying the coat of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
sane for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
