The Board is in favor of your proposal to create three (3) one acre lots, and one (1) larger lot which would be covenanted for no further subdivision in perpetuity. A road and cul-de-sac, as shown on the enclosed sketch, will be required to provide access to the four proposed lots. Please contact this office if you have any questions regarding the above. April 18, 1991 Mr. Bennett Orlowski, Jr., Chairman, and Members of the Southold Town Planning Board Southold Town Hall, Main Road Southold, New York 11971 Dear Mr. Orlowski, et I respectfully request, from you and your colleagues, guidance concerning the following proposed minor subdivision. The subject property is located in East Marion. It is part of the Estate of William J. Crowley and the Suffolk County Tax Map No. is 1000-31-10-15. The property is comprised of approximately 8.5 acres and is improved by three cottages with three bedrooms each. I am enclosing herewith a survey map to help facilitate your understanding of my intentions for this property with regard to the layout of lots and structures. This proposal would call for moving the three existing dwellings on the property to individual one-acre sites at the northern end of the property. I would extend the existing road, with an upgrade, to access these homes. The homes would be moved onto new basements and would be one-family dwellings. I would further propose the building of one new single family dwelling on the southern end of the property which would be built on approximately five acres of land. This proposed minor subdivision would utilize the existing structures with the addition of only one homesite, to be developed on 8+ acres of land in the R-40 zone. I would covenant no further subdivisions within the said property in the hopes of a favorable disposition by your Board. I am, at the present time, negotiating with the Executor of this Estate for the purchase of the said property and I would greatly appreciate any assistance which would expedite my negotiations.
