WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testamer.,, and in consideration of
one dollar
paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Hamlet of Orient, Town of Southold, County of Suffolk, State of
New York, BEGINNING at a point on the easterly line of King Street where the same is
intersected by the at
line of land formerly of S.Brown Tabor, which point is
marked 'I' , said point being the northwest corner of the premises hereby conveyed;
running thence in an easterly direction along land formerly of S.Brown Tabor a dis-
tance of 188 feet more or less, to a cedar post marked II; Running thence in a souther
ly direction still along land formerly of S.Brown Tabor, a distance of 186 1/2 feet
more or less, to a cedar post marked III, running thence still in a general southerly
direction and along lands formerly of S.Brown Tabor 106 feet to a post marked IV, said
post being set at the northwest corner of land formerly of Nelson Douglass; Running
thence southerly and along land last mentioned 70 1/2 feet to a locust post marked
V and set on the northerly line of a public highway sometimes known as Hallocks Road;
running thence in a general westerly direction along the last mentioned road a distant(
of 238 feet 4 inches more or less to a stone road marker set at the intersection of
said highway with the easterly line of King Street; running thence in a northerly
direction along the easterly line of King Street, 243 feet 8 inches more or less, to a
stone marker; thence still in a general northerly direction along the easterly line of
King Street a distance of 35 feet more or less to the point or place of BEGINNING.
Being the same property deeded by Filia Holtzman to Sidney Holtzman on February 2,
1992 and recorded in Liber 11424 page 86 Map 1000 in the office of the Clerk of
Suffolk County; SC'IM 1000, Section 26, Block 2, Lot 46.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to.any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not,done or,suffered:anything
whereby the said premises have been encumbered in any way whatever, except as"aforesaid a c., (.
AND the party of the first part, in compliance with Section 13 of the Lien Law,-covenants that the party of
the first part will receive the consideration for this conveyance and will hold the tithtta receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the Improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be.construed as if it read "parties" enever the s se, of this indenture so requires.
