WITNESSETH, that the party of the first part, in consideration of

or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, E.Marion, County of Suffolk
BEGINNING at a monument on the westerly line of the hereinafter described premises,
said point being located North 71 degrees 09 minutes 30 seconds East, 383..90 feet
(North 76 degrees 11 minutes 18 seconds East 379.31 feet actual) from a monument on the
easterly side of Rocky Point Road where the southerly line of land now or formerly of
Hartofelis and the northerly line of land now or formerly of Hagenauer intersects the
said easterly side of Rocky Point � oad;
RUNNING THENCE from said point of beginning North 12 degrees 08 minutes 40 seconds
West, and along land or formerly of Hartofelis 275. 09 feet;
THENCE North 72 degrees 32 minutes 29 seconds East, 190.81 feet to land now or formerly
of Map of High Point at East Marion, Section One, Map No. 7600;
THENCE South 10 degrees 52 minutes 40 seconds East, along last mentioned land, 962 .49
feet to land now or formerly of the Suffolk County Water Authority;
THENCE southwesterly along last mentioned land, the following two (2) courses and
distances: -
1) South 56 degrees 14 minutes 20 seconds West, 107.16 feet;
2) South 62 degrees 34 minutes 10 seconds West, 111.89 feet to land now or formerly of
W.C. Brown;
THENCE North 09 degrees 08 minutes 00 seconds West, along last mentioned land and along
land now or formerly of Hagenauer, 739.49 feet to the point or place of BEGINNING.
SUBJECT TO a fifty (50) foot right of way along the southwesterly line of the premises
described herein, a distance of 1014. 58 feet to the southwesterly corner thereof.
TOGETHER with a right of way of twenty-four (24) feet wide extending south,
southwesterly, about 331.00 feet and then westerly about 262.00 feet to the_ easterly
line of_Rocky Point Road, public highway.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cos;of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
