ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, County of Suffolk
and State of New York known and designated as Lot No. 38 on a certain map entitled
"Map of Green Acres at Orient" and filed in the Office of the Clerk of the County of
Suffolk on April 13, 1962 as Map No. 3540, said lot being more particularly bounded
and described according to said map as follows:
BEGINNING at a point on the easterly side of Greenway West at the northwest corner
of the herein described premises where the same is intersected by the division line
between Lots No. 38 and 39 on the aforesaid map: said point also being 241.40 feet
southerly as measured along the easterly side of Greenway West from the corner
formed by the intersection of the easterly side of Greenway West with the southerly side
of North Sea Drive;
BEGINNING THENCE from said point of beginning along the division line between
