entitled ,: "Map of Gardiners ' Bay Estates , Section 2" , and filed in
/(fib the office of the Clerk of the County of Suffolk on September 23 , 1927
as map no . 275 , said lots being more particularly bounded and described
as follows :
BEGINNING at a point on the northeasterly side of Cedar Lane where
the same is intersected by the division line between lots 128 and 129
on the above mentioned map ;
RUNNING THENCE along the northeasterly side of Cedar Lane , north 26
degrees 07 minutes 30 seconds west 150 feet to the southeasterly side
of land now or formerly of Neyland ;
THENCE along said land , north 63 degrees 52 minutes 30 seconds east
1. 7 . 70 feet to a bulkhead on the southwesterly side of Spring Pond ;
THENCE along a bulkhead on the southwesterly side of said Spring Pond
and a tie line bearing south 56 degrees 22 minutes 50 seconds east
173 . 65 feet to the division line between lots 128 and 129 on the above
mentioned map ; and
THENCE along said division line , south 63 degrees 52 minutes 30 .seconds
west 105 . 20 feet to the northeasterly side of Cedar Lane at the point
or place of BEGINNING .
TOGETHER WITH THE RIGHT OF WAY TO PASS AND REPASS FOR STREET PURPOSES
OVER THE STREET'S ON SAID MAP , INCLUDING "THE PATHS" LEADING TO THE
BEACH .
Being and intended to be the same premises conveyed to grantor by deed
dated October 31 , 1994 and recorded November 10 , 1994 in liber 11701 ,

I'HER with all right, title amt interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first Part in and to said premises; TO IIAVE AND TO
MOLD the premises herein granted unto the (arty of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Iaw, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold tlhe tight to receive such consid-
eration as a trust fond to be applied first for the purpose of hying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of We total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the se of this in nture so requires.
