THIS INDENTURE, made the 19th day of March, 2010,
BETWEEN Margaret C. McCourt residing at 20 Roxbury Road, Rockville Centre, New York 11570 and
Jeannette Gallagher, residing at 12 West Street, Hingham, Massachusetts 02043,
party of the first part and,
Richard Knowlden and Margaret Knowlden residing at 46 Mount Rainier Avenue, Farmingville, NY 11738
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten ($10.00) Dollars and other good and valuable
consideration dollars paid by the party of the second part, does hereby grant and release unto the party of the second Part,
the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the County of Suffolk, known as District: ~ ® ° ~ , Section: 70, Block: 4, and Lot: 38. See description annexed
hereto "as Schedule A"
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and ali the estate
and rights of the party of the first part in and to said premises, TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before Using any part of the total of the same for any other purpose. The word "party" shall be
construed as if it read "parties" whenever the sense of this indenture so requires.
The premises described herein, is intended to be the same premises conveyed to the party of the first part by deed dated
. August 17, 2006 and recorded in the Suffolk County Clerk's Office in Liber 12478 on Page 662.

ALL that certain plot, piece or parcel of land, situate, lying and being at Southold, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument on the northwesterly line of Calves Neck Road (a pt~blic road) formerly of 50 feet private
road known as "Harper Road" at the extreme southerly end of the arc of a curve connecting the northwesterly line of
Calves Neck Road with the southwesterly line of a 50 foot private road known as "Midfarm Road";
RUNNING THENCE S6uth 34 degrees 43 minutes West along the northwesterly Ii.ne of Calves Neck Road 97.53 feet to
a monument and land now or formerly of Arlene Z. Ryan Trust and John J. Ryan Trust;
THENCE along said last mentioned land North 55 degrees 17 minutes West 176.14 feet to a monument and llnd now or
formerly of Joann Maynard Revocable Trust;
THENCE North 34 degrees 19 minutes East along last mentioned land 154.75 feet to a monument on the southwesterly
line of Midfarm Road;
THENCE along the southwesterly side of "Midfarm Road" the following two courses and distances:
1) southeasterly along the arc of a curve bearing to the right having a radius of 100 feet a distance of 48.20 feet to a
monument;
2) South 47 degrees 08 minutes 10 seconds East 87.71 feet to a monument and the extreme northerly end of the arc of a
curve connecting the southwesterly line of "Midfarm Road" with the northwesterly line of Calves Neck Road;
THENCE southerly~lb-fig said last mentioned arc of a curve bearing to the right having a radius of 50 feet a distance of
71.43 to the monument at lhe point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements bn the premises which
by law constitute real property.
