HUTCHESON, residing at 6116 St. Andrews Lane, Richmond, VA 23226, part of the first part,

address at 290 River Road West, Manakin-Sabot, VA 23103, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part

ALL the right, title and interest of the party of the first part in and to that certain plot, piece or
parcel of land, with the buildings and improvements thereon erected, situate, lying and being in'
Fishers Island, in the Town of Southhold, County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a point marked by a concrete monument on the southerly side of Crescent
Avenue at the northwesterly comer of the premises herein described and the northeasterly comer
of land now or formerly of Mrs. Belmont Timmerman; thence along the southerly side of
Crescent Avenue in a southeasterly direction South 61 degrees 15 minutes 20 seconds East, a
distance of 200.35 feet to a point marked by a monument and land now or formerly orA. John
Gada, Jr.; thence in a southerly direction along the land of Gada, South 6 degrees 30 minutes 30
seconds West, a distance of 159.63 feet to a point; thence in a westerly direction North 82
degrees 52 minutes 50 seconds West, a distance of 185.46 feet to a point marked by an iron pipe;
thence in a northerly direction of the following tw9 courses and distances:
(1) North 6 degrees 30 minutes 30 seconds East, a distance of 14.2 feet to a point
marked by a monument; and
(2) North 6 degrees 30 minutes 30 seconds East, a distance of 219.26 feet to the point
of beginning.
TOGETHER with that portion of the beach of Fishers Island which lies between high water mark
and the tract of land above described and the prolongation of the side lilies of such tract of land,
being that portion of the beach directly in front of such tract of land, such portion being more
particularly bounded and described as follows:
BEGINNING at a point on the northeasterly line of Crescent Avenue, which point is North 6
degrees 30 minutes 30 seconds East, a distance of 54.02 feet from the monument on the
southerly side of Crescent Avenue at the intersection of the easterly line of the premises above
described with the westerly line of Gada; thence in northwesterly direction along the
n.orthwesterly line of Crescent Avenue, North 61 degrees 15 minutes 20 seconds West, a distance
of 200 feet more or less to a point; thence North 6 degrees 30 minutes 30 seconds East to Fishers
Island Sound; thence in an easterly and southeasterly direction along with shore line of Fishers
Island Sound to a point which is North 6 degrees 30 minutes 30 seconds East 3 feet more or less
from the point of beginning; thence South 6 degrees 30 minutes 30 seconds west; a distance of 3
feet, more or less, to the point of beginning.
TOGETHER with the right to use and enjoy the portion of such beach and to erect thereon such
temporary structures as may be necessary for bathing purposes.
TOGETHER with all the interest in an easements appurtenant or right of way 10 feet extending
southerly from the southwesterly comer immediately adjacent to the easterly line formerly
owned by Timmerman and extending southerly 220.8 feet to Avenue "B" for the purposes of
installation, maintenance and repair and replacement of water pipes below the surface of such
easement.
TOGETHER with the benefits of the easement and subject to the provisions and conditions
contained therein as set forth in Liber 234 cp 350 and Liber 234 cp 347.
TOGETHER with all the rights of party of the first acquired by Agreement John S. McGeeney
dated December 3, 1974 and recorded in Liber 7825 page 457.
THE premises being the premises described in Liber 7940 page 13.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises;
TO HAVE AND TO HOLD the premises granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first party covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid. The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
