Main Rd. & Youngs Ave.) Southold, NY Telephone: 631 765-1938 Fax: 631 765-3136 Re: Approval: Proposed Site Plan for Carucci Agricultural Storage Building Location: 11780 Route 48, Mattituck SCTM#: 1000-108-2-5.1 Zoning District: A -C Dear Mr. Carucci: The following resolutions were adopted at a meeting of the Southold Town Planning Board on March 22, 2010: WHEREAS, this site plan is proposing to construct an agricultural storage building, 2,100 sq. ft. in size, for storage of farm equipment and packing vegetables, on 12.8 acres in the A -C Zoning District. The lot is improved with a residential structure and seven existing greenhouses where Greenhouse #1 is 25'x 96', Greenhouse #2 is 21'x 96', Greenhouse #3 is 21' x 96', Greenhouse #4 is 30'x 96', Greenhouse #5 is 30'x 96', Greenhouse #6 is 24'x 48' and Greenhouse #7 is 12'x 96'; and WHEREAS, the applicant submitted an application for site plan review on January 22, 2010; and WHEREAS, the Southold Town Planning Board accepted the application for formal review at their February 16, 2010 Work Session; and WHEREAS, the Southold Town Planning Board, pursuant to State Environmental Quality Review (SEQR) (6 NYCRR, Part 617.5 (c) (3) has determined that the proposed action is a Type II Action as it falls within the following description for (6 NYCRR, Part 617.5 (c) (3) "agricultural farm management practices, including construction ... of farm buildings and structures..." and not subject to review under SEQRA; and WHEREAS, on February 18, 2010, the Southold Town Architectural Review Committee reviewed and determined that the proposed agricultural storage building was not acceptable and recommended landscaped screening of the proposed structure on all sides that face a public road; and WHEREAS, on February 26, 2010, the Southold Town Engineer reviewed the above -referenced application and has determined the project to provide adequate drainage as designed by the USDA Natural Resource Conservation Service on behalf of the applicant; and 0 0 Carucci Page Two March 23, 2010 WHEREAS, on February 26, 2010, the Planning Board, pursuant to Southold Town Code §280- 131 C., distributed the application to the required agencies for their comments; and WHEREAS, on March 1, 2010, the Town of Southold LWRP Coordinator reviewed the above - referenced project and has recommended that the proposed project is consistent with Southold Town LWRP policies; and WHEREAS, on March 8, 2010, the Southold Town Chief Building Inspector reviewed and certified the proposed site plan as a permitted use in the A -C Zoning Districts; and WHEREAS, on March 8, 2010, the Planning Board discussed the Architectural Review Committee's comments and the Planning Board found the building's appearance acceptable as proposed and did not accept the recommendation of the ARC; and WHEREAS, on March 17, 2010, the Mattituck Fire District determined there was adequate fire protection and emergency access for the site; and WHEREAS, the Southold Town Planning Board, pursuant to §280-131.
