SEPENOSKI, JR. and his wife PATRICIA SEPENOSKI, each having an ad- dress at 27965 Route 25, Orient, NY 11957 (collectively hereinafter referred to as "Grantors") , and WALTER SLEDJESKI and his wife MARIA SLEDJESKI, each having an address at 7175 Route 25, East Marion, NY 11957 (collectively hereinafter referred to as "Grantees") . WITNESSETH, that Grantors, in consideration of Ten Dollars and other valuable consideration, the receipt and sufficiency of which is hereby acknowledged, do hereby grant and release unto Grantees, as tenants by the entirety, and their heirs, executors, administrators, successors and assigns forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, ly- ing and being in EAST MARION, the County of SUFFOLK, and the State of New York, being more particularly described in Exhibit A attached hereto and made a pare hereof, TOGETHER with all right, title and interest, if any, of Grantors in and to any streets and roads abutting said premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of Grantors in and to said premises, TO HAVE AND TO HOLD the premises herein granted unto Grantees, as tenants by the entirety, and their heirs, executors, administrators, successors and assigns forever. Grantors are the owners of said premises. Grantors covenant that Grantors have not done or suffered anything whereby said premises have been encumbered in any way whatever, except as set forth herein. Grantors, in compliance with Section 13 of the Lien Law, covenant that they will receive the consideration for this convey- ance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement before using any part of the total of the same for any other purpose.
