of Marion Manor. situated at East Marlon, Town of Southold, Suffolk County, N.Y.,
surveyed November 25, 1952 by Otto W. VanTuyl d Son, Licensed Surveyors, Greenport,
N.Y., owned and developed by Peter Blank 6 Son, East Williston, L.I.,N.Y." and
filed in the Office of the Clerk of the County of Suffolk on March l8, 1957, as
Map No. 2078, being hounded and described as follows:
BEGINNING at a Point on the easterly side of East Gillette Drive distant 610.35 feet
southerly from the intersection of the northerly side of Manor Road with the easterly
side of East Gillette Drive, said Point being where the division line between Lots
69 and 70 on said map intersect with the easterly side of East Gillette Drive;
RUNNING THENCE along said division line, North 67 degrees 23 mintues 30 seconds
East, 102.17 feet;
THENCE South 25 degrees 41 minutes 00 seconds East, along the westerly line of
Ledar Lane, 110,01 feet;
THENCE South 63 degrees 23 minutes 30 seconds West, 100.39 feet to the easterly
side of East Gillette Drive;
THENCE along the easterly aide of East Gillette Drive, North 26 degrees 36 mintues
30 seconds West, 110.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first
part by deed 12/7/98 and recorded in the Office of the Clerk of the County of
Suffolk at Liber 11935 Page 476 on 12/22/98
TOGETHER with all right,title and interest.if any,of the parry of the first pan in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises, TO HAVE AND TO HOLD the
premises herein granted unto the party of the secontl pan,the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first pan Covenants that the parr of the first Part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first pan,in compliance with Section 13 of the Lien Law,Covenants that the party of the
first part will receive the Consideration for this Conveyance and will hold the right to receive such Consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the Improvement before using any part of the total of the same for any other
