THIS INDENTURE, made the 1 y1�day of July, nineteen hundred and ninety-nine
BETWEEN
JAMES O'NEILL, residing at 1201 River Reach Drive, Apt. 415, Fort Lauderdale, Florida 33315
party of the first part, and
MICHAEL D. MIGGINS and laTHLEEN A. MIGGINS, husband and wife, both residing at
9352 Braymore Circle, Fairfax, Virginia 22039
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever, an
undivided one-half interest in and to
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being at East Marion, Town of Southold, County of Suffolk and State of
New York, and being more particularly bounded and described as follows:-
BEGINNING at a point on the southeasterly line of South Lane distant 145.09 feet
northeasterly from the northeasterly corner of land now or formerly of Gemannt, as measured
along the southeasterly line of South Lane;
RUNNING THENCE along the southeasterly line of South Lane the following two (2) courses
and distances: (1) North 42 degrees 46 minutes 30 seconds East, 55.25 feet; (2) North 59
degrees 08 minutes 40 seconds East, 15.0 feet to the southwesterly line of land now or
formerly of Markatos, formerly of Zwanziger;
RUNNING THENCE along the last mentioned land, South 30 degrees 51 minutes 20 seconds
East, 215 feet, more or less, to the ordinary high water mark of Gardiners Bay;
RUNNING THENCE along the ordinary high water mark of Gardiners Bay a distance of 70
feet, more or less, to the northeasterly line bf.land now or formerly of Minnigan;
RUNNING THENCE along the last mentioned land, North 31 degrees 01 minutes 30 seconds
West, 220 feet, more or less, to the southerly line of South Lane, at the point or place of
BEGINNING.

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed recorded in the Suffolk County Clerk's Office on I I/t4/78 :n Liber 8532 page 172.
This deed does hereby create a joint tenancy with the right of survivorship between the party of
the:first part and the parties of the second pert.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
