WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
mid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece orparcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the

BEING AND INTENDED TO BE the same premises conveyed to the Grantors by Deed made
by James Manos and Stella Manos, his wife dated December 10, 1997, recorded
January 7, 1998 in Liber 11871 cp 773 in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and.assigns of the party of
· the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties". whenever the sense of this ifidenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Village of Mattituck, Town of Southold,
County of Suffolk and State of New York, said premises being Parcel No. 4 as shown on Minor Subdivision made for
James Manos at Mattituck, New York, mapped July 1, 1981, by Roderick Van Tuyl, P.C., licensed Land Surveyor,
Greenport, New York, and amended on October 5, 1981, April 29, 1982, and August 10, 1982, being bounded and
described as follows:
BEGINNING at a point on the Northerly side of Holbrook Lane, 264.06 feet, Easterly from the comer formed by the
intersection of the Northerly side of Holbrook Lane and the Easterly side of Young's Right of Way;
RUNNING THENCE, Northerly along a course mrming North 2 degrees 01 minutes 40 seconds East, 249.26 feet to a
point;
THENCE, Easterly along a course mnning South 82 degrees 58 minutes 30 seconds East, 267.52 feet to a point;
THENCE, Southerly along a course running South 10 degrees 07 minutes 00 seconds East, approximately 49.62 feet to a
point;
THENCE, Westerly, along a course mnning North 83 degrees 26 minutes West, 75 feet to a point (along land now or
formerly owned by Sander);
THENCE, Southerly along a course running South 2 degrees 50 minutes 40 seconds West, 200 feet to a point (along land

TOGETHER with a Right of Way, through and over Holbrook Lane; and TOGETHER with a Right of Way through and

RESERVING HOWEVER, A RIGHT OF WAY FOR THE BENEFIT of the Parties of the First Part, their distributees,
