All that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk
and St:ate of New York, known and designated as Lot No. 2 on a certain map entitled, "Hap of Eastward
Hanor'; and filed in the Office of the Clerk of the County of Suffolk on .]une 21, ~.97! as Hap No. 5606, said
lot being bounded and described as follows:
BEGINN]'NG at a monument on the easterly side of Eastward Court distant 200.00 feet from the corner formed
by the intersection of the southerly side of Hain Road (New York State Route 25) and the easterly side of
Eastward Court;
RUNNING THENCE South 87 degrees 39 minutes 20 seconds East, !96.97 feet to a monument;
THENCE North 04. degrees 52 minutes 4.0 seconds East, 12.4.4 feet:;
THENCE South 84 degrees 53 minutes 20 seconds East, 94.64. feet to land now or formerly of Fred Koehler;
THENCE South 05 degrees 06 minutes 4.0 seconds West along said land now or formerly of Koehler, 126.70
feet;
THFNCE South 82 degrees 20 minutes 4.0 seconds West, 260.98 feet to a monument and the easterly side of
Eastward Court;
THENCE North 07 degrees 39 minutes 20 seconds West along said easterly side of Eastward Court, !66.54.
feet to the point or place of BEGINNING.
Being and intended to be the same premises conveyed to the party of the first part by deed dated 5/1/97,
recorded 5/8/97 in Liber 11829 page '~89.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
)remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
