lying and being in the Hamlet of Mattituck, Town of Southold, County of Suffolk and
State of New York, which is particularly bounded and described as follows:
BEGINNING at a monument located at the intersection of the southerly line
of a right of way known as Howell Avenue with the westerly line of a private road
known as Camp Mineola Road, which point (or monument) is also located at the
northeasterly corner of lands formerly of Richmond S. Corwin, Jr. and now of
John J. Mazur, Jr. and Alice H. Mazur, and RUNNING THENCE, from said point of
beginning:
1. North 55 degrees, 48 minutes 18 seconds East, across Camp Mineola Road,
a distance of 29.37 feet to a monument located on the easterly line of Camp Mineola
Road at the southwesterly corner of lands now or formerly of Eleanor Corwin and the
northwesterly corner of lands now or formerly of John and Marianne Fick;
2. South 02 degrees, 33 minutes 00 seconds East, along the easterly line
of Camp Mineola Road and the said lands now or formerly of John and Marianne Fick,
a distance of 208.59 feet more or less to the high water mark of Peconic Bay;
3. Westerly, by and with the high water line of Peconic Bay, and along a
tie line bearing a course of South 73 degrees, 43 minutes, 50 seconds West, a
distance of 25.73 feet to the westerly line of Camp Mineola Road and the easterly
line of lands formerly of Richmond S. Corwin, Jr. and now of John J. Mazur, Jr. and
Alice H. Mazur; and

74. North 02 degrees, 33 minutes, 00 seconds West, along the westerly line
of Camp Mineola Road, a distance of 199.28 feet more or less to a monument and the
point or place of BEGINNING. t

BEING AND INTENDED TO BE a portion of the premises conveyed to the grantor
herein by Mildred H. Gregory and Dorothy H. Dettner, by deed dated 5/20/77 and
recorded on 7/19/79 in Liber 8661 page 544.
THIS IS A Correction Deed to correct Deed dated 6/20/96 and recorded on
7/30/96 in Liber 11784 page 945 which description was as follows:

thereon erected, situate, lying and being at Mattituck• Town of Southold, County
of Suffolk, State of New York, bounded and described a:: follows:
BEGINNING at a monument set at the northwest corner of the premises hereby
described, and running thence southerly seven hundred seventeen and fifty—five
one hundredths feet to another monument; thence continuing the same course to the
Peconic Bay; thence easterly by and with Peconic Bay to the westerly line of parcel
number one herein described; thence northerly by and with the said westerly line of
parcel number one to the northwest corner thereof and thence continuing the same
course fifty feet to another monument; thence westerly twenty—five feet to the point
or place of beginning, the east and west lines being parallel and twenty—five feet
apart, said tract of land being subject to existing rights of way but not to become
subject to other rights from the parties of the first part.
SUBJECT To Right of way recorded in Liber 11776 page 157 recorded 5/31/96.
AND Said description should have been as follows:
