Agusta, having an address at 182-09 Horace Harding Expressway, Fresh Meadows, New York 11365 `17 ("Grantor"), Doris Koffman having an address at 475 Rabbit Lane, East Marion, New York I (hereinafter referred to as "Grantee"). WITNESSETH, that Grantor, in consideration of Ten Dollars and other °P valuable consideration, the receipt and sufficiency of which hereby are acknowledged, does hereby grant and release unto Grantee, as tenants by the entirety, and their heirs, executors, administrators, successors and assigns forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in East Marion, the County of Suffolk, and the State of New York, being more particularly described in Exhibit A attached hereto and made a part hereof, TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and roads abutting said premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of Grantor in and to said premises, TO HAVE AND TO HOLD the premises herein granted unto Grantee, and her heirs, executors, administrators, successors and assigns forever. Grantor is the owner of said premises and is the Grantee who acquired title by deed dated June 26, 1987, recorded August 13, 1987 in Liber 10390 Cp. 443. Said premises is not located in an agricultural district. Grantor covenants that Grantor has not done or suffered anything whereby said premises have been encumbered id any way whatever, except as set forth herein. Grantor, in compliance with Section 13 of the Lien Law,covenants that he will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement before using any part of the total of the same for any other purpose.
