GMA Ms. Melissa Cicetti Gluckman Mayner Architects 250 Hudson Street NewYork, NY 10013 RE: HEIDE B: LANGE 1985 EDWARDS LANE, ORIENT SCTM# t8-3-6.13 Dear Ms. Cicetti: The Southold Town Board of Trustees reviewed the survey prepared by Gluckman Mayner Architects, last dated June 28, 2007 and received on June 29, 2007, and determined the proposed work of constructing a two-story dwelling with attached one- car garage, screened porch, on-grade terraces, and an in-ground pool to be out of the Wetland jurisdiction under Chapter 275 of the Town Wetland Code and Chapter 111 of the Town Code. Therefore, in accordance with the current Wetlands Code (Chapter 275) and the Coastal Erosion Hazard Area (Chapter 111) no permit is required. Please be advised, however, that no construction, sedimentation, or disturbance of any kind may take place seaward of the tidal and/or freshwater wetlands jurisdictional boundary or seaward of the coastal erosion hazard area as indicated above, or within 100' landward from the top of the bluff, without further authorization from the Southold Town Board of Trustees pursuant to Chapter 275 and/or Chapter 111 of the Town Code. It is your responsibility to ensure that all necessary precautions are taken to prevent any sedimentation or other alteration or disturbance to the ground surface or vegetation within Tidal Wetlands jurisdiction and Coastal Erosion Hazard Area, which may result from your project. The closest neighbor to the east is further than one hundred and fifty feet away. On the adjacent property to the west a house is under construction although distance away is undetermined at this stage. The proposed house is closer to the west boundary, and is located on one of two high points on the property. The site varies approximately eighteen feet in elevation from high points near the center of the site at relative levels seventy two to Iow north and south corners at fifty four and sixty feet respectively. Our intentions are to minimize the extent of ground and'tree disturbance while the house and pool are under construction, and also retain and incorporate existing mature trees and select lower vegetation into an overall landscape strategy. New planting and areas of lawn will be introduced. The site will remain largely vegetated. The driveway and exterior parking area wid be paved with crushed gravel. The largest impervious surfaces are the roof of the house and the terrace area directly south of the house. Roof rainwater is to be directed to underground detention: Run off from the impervious terrace is to be allowed to drain to the terrace perimeter at the ground surface level. Foundation drainage pipe, filter fabric, and crushed gravel will be employed continuously at this edge tq ensure water does not pond at surface level in this area. Stormwater discharged from the building roof is to be directed to three (3) dry wells at each of northwest, northeast, and southeast corners of the house. Each drywell will be eight feet (8) in diameter and four (4) feet in depth. Please see drawing A101 dated 09.26.2007 (Iix17 format) attached which illustrates intended drywell placement. Driveway run off will. be limited by the nature of the chosen paving material and will be further contained by means of consistent grading to adjacent swales and introduction of surface level containment areas between the house and north boundary as necessary.
