WITNESSETII, that the party of the first part, in consideration of ten dollars and other valuable consideration pain
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successor
and assigns of the party of the second part forever,
ALL that certain plot , piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being at
Merrick, in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 97 as shown on a certain map
entitled " Map of Pebble Beach Farms" , filed in the Office of the
Clerk of the County of Suffolk on June 11 , 1975 as Map No. 6266 .
SAID PREMISES being known as and by No . 515 The Greenway, East
Marion, New York
BEING AND INTENDED to be part of the same premises conveyed to the
grantor herein by deed dated October 10 , 1986 , and recorded in the
Suffolk County Clerk' s Office on October 20, 1986 in Liber 10148
page 395 .
SUBJECT TO covenants, easements, restrictions and reservations of
record, if any, now in force and effect .
THIS CONVEYANCE is made in the regular course of business actually
conducted by the party of the first part .
TOGETHER WITH a right of ingress and egress over the road in front
of the subject premises to the nearest public highway; there has
been reserved unto the party who filed the above subdivision all
right, title and interest in and to the road in front of the subject
premises for the purposes of dedication to the Town of Southold for
highway purposes .

TOGETHER with all right, title and interest, if any, of the party of the first part in any to any streets and roads
abutting the above described premises to the center lines thereof TOGETHER with the appurtenances and all the estate

unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
