WITNESSETH, that the party of the first part, in consideration of Ten,60llars and other avaluable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece, parcel of land with the buildings and improvements thereon
erected, situate, lying and being at East Marion, Town of Southold, Suffolk County, New York
bounded and described as follows:
BEGINNING at a point on the southerly side of Private Roadway, sometimes called "Rabbit
Lane", distant in a general easterly direction 451.24 feet from the intersection of the southerly
line of said private roadway with the easterly line of Bay Avenue; said point of beginning being
the northeasterly corner of land of Florence Maney;
RUNNING THENCE along said last mentioned land South 340 12' 40" East, to the high water
line of Peconic or Gardiners Bay;
THENCE westerly along the said high water line a distance of 50 feet;
THENCE North 34" 12' 40" West, and parallel with the first course herein described to the
southerly line of said private roadway;
THENCE in a general easterly direction along the southerly line of said private roadway 50.36
feet to the point or place of BEGINNING.
TOGETHER with all the right,title and interest of the party of the first part of, in and to the land
under the waters of Gardiner's or Peconic Bay adjoining said premises on the south and
together with a right-of-way over said private roadway running from the premises to Bay Ave.
SUBJECT TO an easement in favor of the owner of tax lot Sect. 31, Block 17, Lot 11, his or her
family and guests for pedestrian ingress and egress over the westerly eight foot of the subject
premises from Rabbit Lane to Gardiner's Bay.
BEING and intended to be the same parcel acquired by deed from Fred C. Anderson and
TAX MAP Sheldon F. Goldstein as executors of the Last Will and Testament of William J. Crowley who
DESIGNATION died a resident of Nassau County on 12/31/87, dated 12/20/88, recorded 2/2/89 in the Suffolk
Dist. 1000 County Clerk's Register's Office in Deed Book 10792, page 256.

TOGETHER with all right,title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights of
the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose.
The word "party". shall be construed as if it read "parties"whenever the sense of this indenture so requires.
