WrMEWEPH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Orient , Town of Southold , County of Suffolk,and State of New
York, bounded and described as follows :
BEGINNING at a point marked by an iron pipe set in the northerly line of
the Main Road at the southeasterly corner of land now or formerly of Henry
A.Karcher and running thence north 20 degrees 30 minutes 40 seconds west ,
149 . 16 feet to a concrete monument set in the southerly line of land of
Tabor; thence north 74 degrees 04 minutes 40 seconds east 82. . 38 feet to an
iron pipe; thence along other lands of the party of the first part south
20 degrees 45 minutes east 149 . 06 feet to an iron pipe set in the northerly
line of the Main Road; thence along the northerly line of the Main Road
south 70 degrees 00 minutes west 83 feet to the point or place of beginning
TOGETHER with all the right , title and interest , if any, of the party of
the first part of , in and to the land lying in the bed of the highway in
front of and adjoining said premises to the centre line thereof .
SUBJECT to the following : ( 1 ) covenants , restrictions , easements , argree-
ments and zoning regulations of record , if any;
( 2 ) the right , during the lifetime of the party
of the first part and Shirley Ann Reiter , party of the second part , so long
as they or the survivor of them shall continue to be the owner of the
premises immediately adjacent on the east , to continue to use the cesspool
now on the premises herein conveyed which is connected with the residence
of the party of the first part on the premises adjoining on the east ,and ;
(3 ). the restriction , effective during the life-
times of the party of the first part against the use of the premises for
other than residential purposes .
SAID PREMISES KNOWN AS : 1075 Navy Street , Orient , NY , 11957
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
