THIS INDENTURE, made the 2 day'of April, nineteen hundred and ninety-nine
BETWEEN,
ROSEMARY COCKERILL, residing at 142 Garth Road, Apt. 6F, Scarsdale, New York 10583, and
ROBERT V. COCKERILL, residing at 3414 High Pine, Missouri City, Texas 77459, as co-executors
of the last will and testament of EDYTHE J. COCKERILL, who died on the 15th day of May, nineteen
hundred and ninety-three, the party of the first part, and
LYNDA CARBONE, residing at 13 Harborcrest Drive, Huntington, New York 11743, party of the
second part,
Witnesseth, that the party of the first part, to whom letters testamentary were issued by the Surrogate's
Court, Suffolk County, New York on July 23, 1993, and by virtue of the power and authority given in
and by said last will and testament and/or by Article 11 of the Estates, Powers and Trusts Law, and in
consideration of TWO HUNDRED SIXTY THOUSAND ($260,000.00) DOLLARS, paid by the party
of the second part, does hereby grant and release unto the party of the second part, the distributees or
successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land with the buildings and improvements thereon
erected, situate, lying and being at Orient, Town of Southold, County of Suffolk, State of New York,
being more particularly bounded and described as follows:-
BEGINNING at a monument set in the northerly side of Main Road where the same is intersected by the
division line between the premises about to be described and land now or formerly of Cora Danforth and
being the southeasterly corner of the premises herein;
RUNNING THENCE westerly along said northerly side of Main Road the following two (2) courses and
distances: (1)North 66 degrees 19 minutes 50 seconds West, 112.01 feet to a monument; and (2)North
74 degrees 42 minutes 00 seconds West, 63.23 feet to a monument and land now or formerly of Judy
Hall;
RUNNING THENCE North 10 degrees 57 minutes 50 seconds East, 283.12 feet to a monument and
land now or formerly of H. M. Baker;
RUNNING THENCE South 72 degrees 25 minutes 00 seconds East along said land now or formerly of
H. M. Baker, 158.29 feet to a monument and land now or formerly of J. MacKay;
THENCE along said land now or formerly of J. MacKay the following two (2) courses and distances: (1)
South 11 degrees 55 minutes 20 seconds West, 137.02 feet to a monument; and (2) South 77 degrees 37
minutes 20 seconds East, 20 feet to a monument and land now or formerly of Cora Danforth;
RUNNING THENCE South 11 degrees 55 minutes 20 seconds West, 156.90 feet to the monument set in
the northerly side of Main Road at the point or place of BEGINNING.
