WITNESSETH,that the parry of the first part,in consideration of

paid by the parry of the second part,does hereby grant and release unto the parry of the second part,the heirs
or successors and assigns of the parry of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the in the Town of Southold, County of Suffolk and State of
New York, known and designated as Lots 39, 70 and the westerly 20

P Gardiners Bay Estates", and filed in the Office of the Clerk of the
County of Suffolk on September 23, 1927 as Map No.275, being
bounded and described as follows:
BEGINNING at a point on the easterly side of Parsons Boulevard where
said point is the intersection of the division line between Lots 70
and 71 with said easterly side of Parsons Boulevard, as shown on the
abovementioned map;
RUNNING THENCE along the division line between Lots 70, 71 and parts
of 59 and 60 in a generally easterly direction North 58 degrees
58 minutes 30 seconds East 210.00 feet to a point;
THENCE in a generally southerly direction South 31 degrees 01 minutes !
30 seconds East 156.19 feet to the northerly side of Bayview Drive;
THENCE in a generally westerly direction and along the said
northerly side of Bayview Drive South 89 degrees 44 minutes 10
seconds West 238.00 feet to a point; O
THENCE along the arc of a curve bearing to the left and having a j s
radius of 25.00 feet and a length of 38.63 feet, which said curve
connects the northerly side of Bayview Drive with the easterly side
of Parsons Boulevard, the point or place of BEGINNING.

Being and intended to be the same premises conveyed to the party of
the first part by deed Liber 9765 cp. 384.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part,the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.The word"party-shall be construed as if it read "parties'when ever the sense of this indenture so
requires. ,
