WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the sane first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

RIDER to DEED

at East Marion, in the Town of Southhold, County of Suffolk and Statie
of New York, known and designated r as Lot No. 129 on a certain map
entitled "Map of Pebble Beach Farms" and filed in the Office of the
Clerk of the County of Suffolk on June 11, 1975 as Map Number 6266,
said lot being more particularly bounded and described according to
said map as follows:
BEGINNING at a point on the northwesterly side of The Strand where the
same is intersected by the division line between Lots 129 and 130 on
the aforesaid map; said point or place of beginning being also distant
731. 89 feet southwesterly as measured along the northwesterly side of
The Strand from the westerly end of a curve which curve connects the
northwesterly side of The Strand with the southwesterly side of The
Long Way;
RUNNING THENCE from said point or place of beginning along the
northwesterly side of The Strand, South 40 degrees 57 minutes 05
seconds west 76. 0 feet to the division line between Lots 128 and 129;
THENCE along said last mentioned division line the following 2 courses
and distances:
1. North 46 degrees 16 minutes 10 seconds west 247 . 14 feet;
2 . North 46 degrees 48 minutes 50 second west 128 . 76 feet to the mean
high water mark of the Long Island Sound;
THENCE along the mean high water mark of the Long Island Sound, North
38 degrees 09 minutes 30 seconds east 66. 00 feet to the division line
between Lots 129 and 130 first above mentioned and;

THENCE along said last mentioned division line the following 2 courses
and distances: ,
1. South 46 degrees 09 minutes 00 seconds east 125. 10 feet;
2 . South 48 degrees 54 minutes 50 second east 253.79 feet to the
northwesterly side of The Strand at the point or place of beginning.
Being and intended to be the same premises conveyed to the party of the
first part herein from Nicholas C. Lagudis and Esme Lagudis, by deed
dated December 4 , 1995, recorded December 22 , 1995 in Liber 11755 page
197 .
Subject to the provisions of '1 declaration recorded in the Suffolk
County Clerk's Office on June 11, 1975 in Liber 7855 cp. 09 as amended
by Liber 7914 page 40 and Liber 7969 page 272 .
