streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances, and also all the estate which the said decedent had at the time of decedent's
death in said premises, and also the estate therein, which the party of the first part has or has power
to convey or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE

Ail that certain plot, piece or parcel of land at Bayview, near Southold in the Town
of Southold, County of Suffolk, State of New York particularly bounded and described as
follows:
BEGINNING at a stake, which stake is set 35 feet southeasterly from a
granite monument at a deflection point in the southwesterly line of the Main
Bayview Road, said stake beginning at the northeasterly comer of land of
Lefferts Edson and the northwesterly comer of premises hereinafter
described, and running along said southwesterly of the Main Bayview Road
two courses as follows:
1. South 51023'00'' East 221.8 feet; thence
2. South 49o05'30" East 178.5 feet to land of Mary L. Dayton, being also
the southeasterly line of a certain 50 foot right of way over land herein
described, thence along said soutbeasterlyline of said right of way and along
land of Mary L. Dayton South 46°03'20'' West 1150 feet more or less to
Cory Creek; thence northwesterly along Corey Creek 250 feet more or less
to said lands of Lefferts Edson; thence along said lands of Lefferts Edson
North 38°37'00'' East 1200 feet more or less to the point of begirming.
This conveyance of upland and salt meadow is made subject to easements, covenants and
restrictions of record.
Included within the terms of this conveyance are the right, title and interest of the parties
of the first part who transferred said property to Richard L. Hammel, if any, in and to the
Main Bayview Road to the center line thereof.
The fee and right of way within the easements, covenants and restrictions set up in
the instrument, recorded in the Suffolk County Clerk's Office on October 13, 1949, In
Liber 3004 of conveyances at page 580 in expressly not included in this conveyance. This
is not intended to bar the party of Richard L. Hammel from the use of the said right of
way for the purposes for which it exists, such use is limited to that area said right of way
where it abutts subject premises.
Richard L. Hammel died on August 9, 2009. He was a resident of the County of
Suffolk, Surrogate's Court File No. !305 P 2009.
