bounded and described as follows: BEGINNING at a stake set on the easterly line of
Shipyard Lane, 920.28 feet southerly along said easterly line from the southerly line of~
the Main Road (Route 25); being the northwesterly corner of land of Volinski; and runnin~
along said easterly line of Shipyard Lane, North 23 degrees 53 minutes 20 seconds, West
a distance of 75.0 feet to a stake; thence along land of Joseph Cherepowich and wife, 2
courses, as follows: (1) on a line parallel with the northerly boundary line of said
land of Volinski, North 64 degrees 31 minutes 40 seconds East a distance of 150.0 feet
to a stake; thence (2) parallel with said easterly line of Shipyard Lane, South 23 degree
51 minutes 20 seconds East a distance of 75.0 feet to a stake and said land of Volinski;
thence along said land of Volinski, South 64 degrees 31 minutes 40 seconds West a
distance of 150.00 feet to the point of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to HELEN J. MORGANSTERN, the deceden~
by deed dated August 29, 1989 and filed in the Office of the Suffolk County Clerk,
Riverhead, NY on September 5, 1989 in Liber 10922 at page 370.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and
also all the estate which the said decedent had at the time of decedent's-death in said premises, and also the
estate therein, which the party of the first padd has or has power to convey or dispose of, whether individually,
or by viddue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first padd covenants that the party of the first part has not done or suffered anyt~in.g,
whereby the said premises have been encumbered in any way whatever, except as aforesaid
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and wilE hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any padd of the total of the same fora~ other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this inde~ture so
requires.
