Individually, as to her Life Estate as reserved by her in Deed date August 21, 2002, residing at 160
fifth Street, Unit #27, Greenport, NY 11944.

WITNESSETH that the party of the first part, in consideration of Ten Dollars ($10) and other
valuable consideration paid by the party of the second part, doe..s hereby grant and release unto the
party of the second part, their heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, place or parcel of land situate, lying and being in the Incorporated Village of
Greenport, Town of Southhold, County of Suffolk, State of New York, bounded and described as
more fully set forth in the Schedule A annexed hereto, consisting of one page.

2003 in the office of the Suffolk County Clerk, in L D00012205 page 366.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

of Southold, County of Suffolk and State of New York, known and designated as Unit No. 27 together with a 1/34
undivided factional interest in the common elements of the Condominium hereinafter described as the same is defined in
the Declaration of Condominium hereinafter referred to.
The real property above described is a Unit shown on the plans of a Condominium prepared and certified and filed in the
Office of the Clerk of the County of Suffolk on the 10th day of November, 1986, as Map No. 146 defined in the
Declaration of Condominium entitled Oyster Point Condominium by Oyster Point Associates under Article 9-B of the
