THIS INDENTURE, made the 3 1't day of August, Two Thousand
BETWEEN
DORET KERENDI, residing at 26 Jerusalem Avenue, Levittown, New York 11756,
party of the first part, and
ALBERT W. ALBERTSON, JR. and CAROL G. ALBERTSON, residing at 2000 Willow Drive,

party of the second part,
WlTNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being at East Marion, Town of Southold, County of Suffolk and State of
New York, known as Lot No. 22 on a certain map entitled, "Map of Highpoint at East
Marion, Section One", and filed in the Office of the Clark of the County of Suffolk on
February 5, 1985 as Map No. 7680, which said lot is bounded and described as follows:
BEGINNING at a point on the southerly side of Willow Drive on the division line between Lot 22
and 21 as shown on said aforementioned map;
RUNNING THENCE northeasterly along the southerly side of Willow Drive and along an arc of
a curve with a radius of 320.00 feet, a distance of 103.90 feet;
RUNNING, THENCE still along the southerly side of Willow Drive, north 76 degrees 33 minutes
40 seconds east, 90.22 feet;
RUNNING THENCE southeasterly along an arc of a curve, with a radius of 25.00 feet, a
distance of 38.05 feet, said arc of a curve connecting the southerly side of Willow Drive and the
westerly side of Cedar Drive;
RUNNING THENCE southeasterly along the westerly side of Cedar Drive and along an arc of a
curve with a radius of 1,000.00 feet, a distance of 170.43 feet, to the division line between Lot 22
and Lot 20 as shown on said aforementioned map;
RUNNING THENCE along said division line, south 64 degrees 00 minutes 00 seconds west,
172.37 feet to the division line between Lot 22 and Lot 21 as shown on said aforementioned map;
RUNNING THENCE along said division line, north 32 degrees 02 minutes 30 seconds west,
225.00 feet to the southerly side of Willow Drive, and the point of place of BEG1NNING~
BE1NG AND INTENDED TO BE the same premises conveyed to the party of the fir~3part by
deed from Daniel Kerendi, dated January 2, 1996, and recorded on March 19, 1966, in the Office
of the Clerk of Suffolk County in Liber 11766, Page 536. .,
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereot~ TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part foreven
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
