paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying

designated as and by Plot No. 61 on a certain map entitled, "Map of Orient- By- The-Sea, Section Two,
situate at Orient Point, Town of South old, Suffolk County, New York, owned and developed by
Woodhollow Properties, Inc., #3 Glen Lane, Glenwood Landing, New York, Otto W. Van Tuyl and Son,
Licensed Land Surveyors, Greenport, New York", and filed in the office of the Clerk of Suffolk County on
October 26, 1961 as Map No. 3444, and being bounded and described as follows:
BEGINNING at a point on the westerly side of Ryder Fann Lane where same is intersected by the division
line between Plots 61 and 60 as shown on the above mentioned map;
Thence along the westerly side of Ryder Fann Lane South 1 degree 34 minutes East 150.00 feet to the
division line between Plots 61 and 62 as shown on said above mentioned map;
Running thence along said last mentioned division line South 88 degrees 26 minutes West 150.00 feet;
Thence North I degree 34 minutes West 150.00 feet to the division line between Plots 61 and 60 as shown
on said above mentioned map;
Thence along said last mentioned division line North 88 degrees 26 minutes East 150.00 feet to the
westerly side of Ryder Fann Lane to the point or place ofBEGlNNING.
BEING the same premises described in the deed to the parties of the first part herein by deed to the grantor
in LIBER 11518 PAGE 493.
The grantors herein being the same person(s) as the named grantees in a certain deed in LIBER 11518
PAGE 493 in the Office of the Clerk in the County of Suffolk.
TOGETHER with al1 right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and al1 the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party ofthe first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shal1 be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
