party of the first part, and PETER CORBIN & ANNETTE CORBIN, his wife, both residing at
59 Hickory Street, Englewood Cliffs, NJ 07632
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby gran~ and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Bay View, Town of Southold, County of Suffolk and State of
New York known and designated as Lot No. 5 as shown on a certain map entitled "Map of Terry
Waters" and filed in the Office of the Clerk of the County of Suffolk on December 29, 1958 as
Map Number 2901, said lot being more particularly bounded and described as follows:
BEGINNING at a monument set at the intersection of the southerly side of Watersedge Way with
the division line between lots 4 and 5 on said map; RUNNING THENCE South 66* 22' 10" East
along the southerly side of Watersedge Way 100 feet to a monument at the division line between
lots 5 and 6 on said map; THENCE South 23° 37' 50" West along said division line between lots
5 and 6 on said map. 199.54 feet to the ordinary highwater mark of Peconic Bay; RUNNING
THENCE westerly the following two tie lines courses and distances along the average high water
mark of Little Peconic Bay:

North 61° 51' 55 West, 52.73 feet,
North 74* 56' 35" West, 47.97 feet to the division line between Lots 4 and 5 on said map;
THENCE North 23° 37' 50" East along said division line a distance of 202.55 feet to a
monument set on the southerly side of Watersedge Way at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by deed
dated January 31,2006 from Harold A. Dittmar and the grantor herein, which deed was recorded
in the Suffolk County Clerk's Office on November 2, 2006 in Liber 12477 at page 167.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
