degrees 19 minutes 30 seconds West along land now or formerly of Newsome 230 feet more or less to the ordinary
high water mark of the creek; thence westerly alohg said high water mark 75 feet more or less to land now or formerly
of Kuntz; thence North 4 degrees 19 minutes 30 seconds East along land now or formerly of Kuntz 235 feet more or
less to the southerly side of Island View Lane; thence South 85 degrees 40 minutes 30 seconds East along southerly
side of Island View Lane 75 feet to the point or place of beginning.
SUBJECT TO A LIFE ESTATE RETAINED BY THE PARTY OF THE FIRST PART.
Being the same premises conveyed to the party of the first part by deed dated 04/18/1996 recorded 05/17/1996 in

Said premises being known as 365 Island View Lane, Greenport. New York 11971
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to an3~ streets and roads abutting thc above-
described premises to the center l!nes thereof; TOGETHER with the appurtenances and all thc estate and fights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, thc heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that thc party of the first part has not done or suffered anything whereby the said premises
have been encumbered in any way whatever, except as aforesaid.
AND the Party of thc first part, in compliance with Section 13 of the Lien Law, covenants that the party first part will receive the
consideration for this conveyance and will hold the fight to receive such consideration as a trust fund to be applied first for the purpose
of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any
part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
