WITNESSETHthat the parties of the first part, in consideration of One or more Dollar
($1 00 or More) lawful money of the United States, to them in hand paid by the party of the
second part, do hereby grant and release unto the party of the second part, his heirs and assigns
tbrever, as follows:
ALL THAT CERTAIN PLOT, PIECE OR PARCEL OF LAND, with the buildings and
improvements thereon erected, situate, lying and being at East Marion in the Town of Southold,
County of Suflblk, State of New York, which plot is known as and by parts of Lots Numbered
10%108 and 110 as shown on a map enUtled M p of Section Two, Gardiner's Bay Estates,
situate at East Marion, Long Island," which map was filed in Suffolk County Clerk s Office o
September 23, 1927 and more particularly bounded and described as follows:
BEGINNING at a monument in the northeasterly side of Cedar Lane where the northerly
line of Lot No. 110 as shown on the above mentioned map and the southerly line of land now or
formerly of Schneider intersects said northeasterly side of Cedar Lane; running thence north 64
degrees 10 minutes 50 seconds east along said land now or formerly of Schneider 124.52 feet to a
monument and land now or formerly of Bullwinkel; thence south 21 degrees 07 minutes 50
seconds east 156.14 feet to the northerly side of Bayview Drive; thence westerly and
northwesterly along the northerly and northeasterly sides of Bayview Drive the following three
courses and distances:
(I) North 88 degrees 36 minutes west 26.32 feet;
(2) Along the arc of an irregular curve bearing to the right having a tie line course and
distance of north 75 degrees 53 minutes 20 seconds west 86.43 feet;
(3) Along the arc of an irregular curve bearing to the right having a tie line course and
distance north 39 degrees g3 minutes 40 seconds west 90.82 feet to the monument, at the point or
place of beginning.
SUBJECT to any state of facts an accurate survey may shox~.
SUBJECT to covenants and restrictions of record.
BEING the same premises conveyed to the grantors herein by deed dated 8/5/54 and
recorded 9/7/54 in Liber 3753 Cp. 191.

Together with the appurtenances and all the estate and rights of the parties of the first part
in and to said premises.
To have and to hold the premises herein granted unto the party of the second part, his
heirs and assigns forever.
And said parties of the first part covenant as follows:
First, That the party of the second part shall quietly enjoy the said premises;
Second, That the parties of the first part will forever Warrantthe title to said premises.
Third, That, in Compliance with Sec. 13 of the Lien Law, the grantor will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose~
