W]ETNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the; second part, the heirs or successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, situate, lying and being at Orient, Town
of Southold, County of Suffolk: and State of New York, bounded and described as follows:-
BEGINNING at a point North 78 degrees 34 minutes 40 seconds East 337.80 feet from a point
which is North 31 degrees 46 minutes 50 seconds West 252.17 feet from the northerly side of
Main Road and the easterly line of a private road known as Brown's Hill Road intersects the
said northerly line of Main Road;
R:UNNING THENCE North 11 degrees 25 minutes 20 seconds West, 219.72 feet to a point;
RUNNING THENCE along lands known as Hill Crest Estates, Section One, North 78 degrees
34 minutes 40 seconds East, 302.26 feet;
RUNNING THENCE South 23 degrees 28 minutes 50 seconds East, 79.86 feet;
RUNNING THENCE South 14 degrees 41 minutes 50 seconds East, 141.85 feet to a point;
RUNNING THENCE South 78 degrees 34 minutes 40 seconds West, 327.04 feet to the point
or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated May 18, 2000, and intended to be recorded simultaneously herewith.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises t.oathe center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of tl~e party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of tM2second
part. the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, irt compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive: the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
