WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being i.~t~ at East Marion in the Town of Southold, County of Suffolk and State
of New York, known and designated as Lot 16, on a certain map entitled Map of"
East Marion Woods" and filed in the Office of the Clerk of the County of Suffolk
on June 7, 1989 as Map #8759, bounded and described according to said map as
follows:
BEGINNING at a point on the westerly~side of Rocky Point Road, said point being
distant 1,996.88 feet northerly as m~asured along the westerly side of Rocky
Point Road from the corner formed by the intersection of the westerly side of
Rocky Point Road with the northerly side of Main Road (S.R. 25);
RUNNING THENCE along the westerly side of Rocky Point Road North 08 degrees 30
minutes 00 seconds East 165.00 feet to a point;
THENCE North 76 degrees 54 minutes 10 seconds West 337.66 feet to a point;
THENCE South 13 degrees 05 minutes 50 seconds West 164.47 feet to a point;
THENCE South 76 degrees 54 minutes 10 seconds East 324.44 feet to the point er
place of Beginning.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said prem~e~ have been~ encumbered in any way whatever, except as aforesaid.
AND the party of the fi~t part, in compliance ~it~ ~ee~on 13 of the L~en Law, covenants that the party of the first
part will receive the co~i~d~ration for this ~ey~flc~ and will hold the right to receive such consideration as a

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
