COVENANTS AND RESTRICTIONS

and ELLIE GORDON, residing at 125 Riverside Drive, New York, New
York, hereinafter called the "OWNER",
WHEREAS the OWNER has title to certain lands situate, lying
and being at Southold, in the Town of Southold, County of Suffol
and State of New York, said lands hereinafter being more par-
ticularly described in Schedule A attached hereto, and
WHEREAS, it is the OWNER"s intention to set-off the parcel
described in Schedule A from his land and transfer title to it to
Ralph L~vinia, who is an adjoining property owner to the west.
W~EREAS, the Plannin~ Board of the Town of Southold on
January 9, 1984, pursuant to Section A106-l3 of the Subdivision
of Land regulations of the Town of Southold did approve the set-

SCHEDULE A
ALL that certain plot, piece or parcel of land,
situate, lying and being at Southold, Town of Southold,
Suffolk County, New York, being more particularly bounded
and described as follows:,
BEGINNING at a monument located on the easterly side
of the right-of-way known as "Memorial Park Lane" at the
southeasterly terminus thereof at the northerly corner of
lands of Ralph Lavinia; from said point of beginning run-
ning along lands of Ralph Lavinia North 600 II' 10" West
25 feet to the southerly side of a right-of-way known as
"Park Place"; running thence North 220 OS' 50" West along
the southerly side of "Park Place" and lands of Lavinia,
Gamez and Wittmer 218.28 feet to a point; running thence
along land now or formerly of DeMaria the following three
