WITNESSETH, that the pady of the first pad, by vidue of the power and authority given in and by said last will
and testament, and in consideration of Four Hundred Twenty-Two Thousand and no/10~hs ($422,000.00)
dollars, paid by the pady of the second pa~, does hereby grant and release unto the pady of the second pad,
the heirs or successors and assigns of the pa~y of the se~nd pad forever,
ALL that cedain plot, pie~ or parcel of land, with the buildings and improvements thereon erectS, situate,

TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and
also all the estate which the said decedent had at the time of decedent's death in said premises, and also the
;;state therein, which the party of the first part has or has power to convey or dispose of, whether individually,
or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, irt compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost ol~ the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

DESCRIPTION
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at East Marion, in the Town of Southold, County
of Suffolk and State of New York, together with the building thereon erected, known as
and by Lot Numbers thirty-three (33) and thirty-four (34) as shown on a map entitled,
"Map of Section One, Gardiner's Bay Estates situate at East Marion, Long Island", which
map was filed in the Suffolk: County Clerk's Office on September 23, 1927 under the
number 255, which map is also known as "Map of Section Two, Gardiner's Bay Estates
situate at East Marion, Long Island", which map was filed in the Suffolk County Clerk's
Office on September 23, 1927 under the number 275, more particularly bounded and
described as follows:
BEGINNING at a point on the easterly side of of Knoll Circle distant 257.46 feet south
of the extreme southerly end of the arc of a curve which connects the southerly side of
Bayview Drive with the easterly side of Knoll Circle from said point;
RUNNING THENCE South 73 degrees 22 minutes 50 seconds East a distance of 178.79
feet to a point;
RUNNING THENCE South 4 degrees 52 minutes 40 seconds East a distance of 1.19 feet
to a point;
RUNNING THENCE along a bulkhead at the high water mark of Spring Pond, South 11
degrees 40 minutes 23 seconds West a distance of 131.18 feet to a point;
RUNNING THENCE Nor'~h 48 degrees 17 minutes 16 seconds West a distance of 150.72
feet to the easterly side of ]Knoll Circle;
RUNNING THENCE along said easterly side of Knoll Circle along the arc of a curve
bearing to the left having a radius of 50.00 feet a distance of 39.46 feet to a point;
RUNNING THENCE along the easterly side of Knoll Circle North 31 degrees 42
minutes 50 seconds West a distance of 50.00 feet to the point or place of BEGINNING.
TOGETHER with rights of ingress and egress over Knoll Circle to the nearest public
highway.
