tenant
party ofthe first part, and
IRMA TOm HUPFEL and WILLIAM H. PRICE, JR., as Trustees of the IRMA TOTH
HUPFEL LIVING TRUST AGREEMENT DATED FEBRUARY 14, 2000, 280 Munn Lane,
Orient, New York 11957
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being at Orient, in the Town of Southold, County of Suffolk and State of
New York bounded and described as follows:
BEGINNING at a point on the easterly side of a Right of Way where same is intersected by the
southerly side ofland now or formerly ofPJ. Tuthill and from said point of beginning
RUNNING THENCE along said land (1) South 83 degrees 03 minutes East, 94.11 feet, and (2)
South 04 degrees 50 minutes 20 seconds West, 102.78 feet;
THENCE along land now or formerly ofC. King and formerly of Fitting, (1) North 85 degrees 09
minutes 40 seconds West, 29.0 feet, and (2) South 04 degrees 50 minutes 20 seconds West,
21.16 feet;
THENCE North 83 degrees 02 minutes 50 seconds West, 65.02 feet to the easterly side of said
Right of Way;
THENCE along the eastaerly side of said Right of Way, (1) North 04 degrees 50 minutes East,
115.0 feet; and (2) North 04 degrees 28 minutes East, 10.0 feet to the point or place of
BEGINNING.

TOGETHER WITH access to and from Main Road over the said Right of Way from the
northwesterly corner of the premises southerly to the said Main Road.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part and
Selma Schneider, now deceased, by deed from Shirley Weiler Fowles dated June 19, 1969, and
recorded in the Suffolk County Clerk's Office on July 3, 1969, in Liber 6578 page 456.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the buildings
and improvements thereon erected, in and to the party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
