WITNESSETH, that the party of the first part, in consideration of
ten dollars and other valuable consideration paid by the party of
the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party
of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being at
Bayview, negr Southold, in the Town of Southold, County of Suffolk
and State of New York, known and designated as Lot No. 17 on a
certain map' entitled "Bay Haven at Southold, Town of Southold,

filed in the Office of the Clerk of Suffolk County on the 22nd day

particularly bounded and described according to said map, as

Upon re, athng and filing the Petition of HARLAN RYBA, verified thc 22"a day of July,
2009, thc affida~,ita of service of saree, the appraisal of GEORGE BRUcKER, and upon all the
other pleadings and, proceedings had herein, and after the hearing held before this Court on the
7th day of October, 2009, from which it appears that the interests of the said person for whom a
guardian has been appointed will be substantially promoted by tho sale of her interest in the real
property described in the Contract of Sale heretofore submitted, it is

of SO?HIE RYI~A in and to the subject real property located at 945 Gin Lane,, Southold, New
York, upon the terms and conditions set forth in the aforesaid contract to John Pankovcin, 11
Beachwood Cou~t, Lake Grove, New York, and it is further,

and on behalf of the said Incapacitated per, on to execute, acknowledge, and delix;er to the said
purchaser named in the said Contract of Sale, a good and sufficient Deed of t~o estate, title and

together with any other instrument necessary to effect such transfer of her interest,, and pay any
necessary coats attendant thereto and in connection therewith; and it is further

five hundred ($500.00) dollars .for services randered in this proceeding, and that .~aid sum may bo
paid fi.om the proceeds of the sale; and it is further,
ORDERED, that the An~ili~y Guardian dh'coted to submit to this Court proof that at or
before the delivery of the deed ahd receipt of consideration as herein provided, there waS paid or
retained for payment funds sufficient to pay and satisfy all fees, charges and amounts due
pursuant to Cour~ Order herein directed to be paid, said checks being made payable directly to
thc recipient of said Order or &reot~on to pay including, but not hm~ted to, the Court appointed
appraiser, and it !s further,

t/ORDERED, that, pursuant to the testimony adduced at the aforesaid hearing held before
this Court, because the premises are subject to vandalism in their current condition, the posting
and publication requirements of subdivision 5 of section 1722 of the Real Property Actions and

fORDERED, that no payment shall be made by the Ancillary Guardian to any real estate
broker; any broker seeking a commission shall make any submission she or he deems necessary
or appropriate up~on the submission of the Order Approving Sale, at which time a determination

/ORDERED, that all proceeds from the sale herein, except as set forth hereinabove, shall
