Clerks Office, June 29, 1950 as map number 1759" surveyed by Otto Van Thuyl,
licensed surveyor, known and designated as and by lots 20 and 21 on said map.
TOGETHER with an easement over Shore Drive as shown on said map, for ingress and
egress only.
BEING THE SAME PREMISES conveyed to party of the second part by Deed dated
November 11, 1990 and recorded in the Suffolk County Clerk's Office on December 21,
1990.
BEING THE SAME PREMISES described in deed dated October 4th, 1965 and recorded
November l0th, 1965 in Liber 5857 Cp 03.
SUBJECT to the rights of the U.S. Government, State of New York and the Town of
Southhold, or any of their departments and agencies to regulate and control the use of the
piers, bulkhead, land under water and land adjacent thereto and subject further to
covenants, restrictions, easements, reservations, agreements, and declarations contained
in deed dated September 19, 1951, recorded September 27, 1951 in Liber 326 Cp 402.
The aforesaid premises being the same premises described in said deed.
The said premises being conveyed herein and known as 515 Shore Drive, Greenport,
New York is now designated as lot 28 in Block 2 and numbered 1465 Shore Drive, on the
Tax Map for said county.
The street address of the Property is: 1465 Shore Drive, Greenport, New York.
Together with the appurtenances and all the estate and rights of the party of the
first part in ond to said premises.
To have and to hold the premises herein granted unto the parry of the second
part, the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants as follows:
First, That the party of the second part shall quietly enjoy the said premises:
Second, That the party of the first part will forever Warrant title to said premises.
Third, the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvements and will apply same
the first payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "Party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.
