WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at East Marion, Town
of Southold, County of Suffolk and State of New York, as described on
Schedule A annexed.
BEING AND INTENDED to be the same premises conveyed to party of the first
part by deed dated June 22, 1988, recorded September 28, 1988 in Liber 10700
lPg. 408, in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to uny streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and fights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first pan has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance und will hold the fight to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement und will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

Alll that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at East Marion, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
PARCEL 1:
BEGINNING at a point on the Easterly line of land now or formerly
of Bennett and Wheeler at the Southwesterly corner of premises
herein described and from said point of beginning;
RUNNING THENCE North 13 degrees 30 minutes 00 seconds West, a
distance of 350.00 feet and more or less to the high water mark
of Long Island Sound;
THENCE along the high water mark of Long Island Sound, the tie
line of which bears South 57 degrees 33 minutes 00 seconds East
75.14 feet;
THENCE South 13 degrees 30 minutes 00 seconds East, a distance of
about 229 feet to a point;
THENCE South 13 degrees 30 minutes 00 seconds East, a distance of
67.00 feet to a point;
THENCE South 76 degrees 30 minutes 00 seconds West, a distance of
52.25 feet to the point or place of BEGINNING.
PARCEL II:
BEGINNING at a point on the Easterly line of the parcel described
above, distant 67 feet on a course North 13 degrees 30 minutes 00
seconds West from the Southeasterly corner thereof;
RUNNING THENCE along other property of the party of the first
part, five courses, as follows:
1. North 4 degrees 21 minutes 00 seconds East 26.7 feet;
2. North 7 degrees 36 minutes 00 seconds West 22.1 feet;
3. North 6 degrees 47 minutes 00 seconds East 21.6 feet;
4. North 0 degrees 15 minutes 00 seconds West 72.7 feet;
5. North 53 degrees 56 minutes 00 seconds West 53.35 feet to
said Easterly line of Parcel 1;
THENCE South 13 degrees 30 minutes 00 seconds East 179.00 feet to
the point or place of BEGINNING.
TOGETHER with a right of way over the lands adjacent on the West
and running thence generally Southerly and Easterly along the
roads and rights of way as shown on "Subdivision Map, Property of
Marion G. Richardson, situate at Rocky Point, East Marion, New
York" filed in the Suffolk County Clerk's Office December 31,
1927 as Map No. 859, and as are in actual use, to Rocky Point
Road.
