WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
laid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
~LL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying

State of New York, as more specifically described on Schedule
A attached hereto.
A portion of the purchase price herein is secured by a purchase
money mortgage in the sum of $50,000.00 executed and delivered
by the party .of the second part to the party of the first
part herein, and intended to be recorded simultaneously herewith.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first ~art covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of thc
first part will receive the consideration for this conveyance and will hold the right to receive such consideratioi~
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the samc
fa'st to the payment of the cost of the improvement before using any part of the total of the same for any othe~
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

BEGINNING at an iron stake on the southerly boundary of land
of the party of the first part where it adjoins land of Fred
Preston at the northwesterly corner of said land of Preston and
the northeasterly corner of land conveyed by the party of the
first part to Wallace, said point of beginning being three hundred
ninety and ninety-six hundreths (390.96) feet northerly along
the westerly line of said land of Preston from a point on the
northerly ]Jtle of the Main Road, about sixteen hundred (1600)
feet easterly from Bay Avenue; from said point of beginning running
along said land of Wallace, S. 71 deg. 32' 20" W.-99.24 feet
to an iron pipe; thence along land of unknown owner and along
land of Myron Brown, N. 13 deg. 23'40" W.-203.48 feet to a stake;
thence along land of Irving Latham, S. 87 deg. 25' 40" E.-295.42
feet to a post; thence along land of D. Hart Horton, S. 11 deg.
32'20" E.-148.65 feet to a post thence along land of Gunn and
along said land of Preston, S. 87 deg. 37' 20" W.- 183.40 feet
to the point of beginning.
Together with a right of way describe as follows:
BEGINNING at the iron stake at the point of beginning of the
premises hereinabove described and running thence three courses
as follows:
(1) $. 62 deg. 15' 30" W.-102.0 feet; thence
(2) N. 89 deg. 12' 50" W. -66.89 feet; thence
(3) S. 2 deg. 31' 30" E.-322.56 feet; to the northerly line of
