between TIE~SPI~I~ %~N~I~OS, residing at 2 Meadow Lane, Lloyd
Neck, New York, Party of the First Part, and Ni%~CT A.
residing at 200 East End Avenue, Apt 12-o, New York, New York,
Party of the Second Part,
W'I~'~SSET~, that the party of the first part, in consideration
of Ten Dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and
assigns of the party of the second part forever,

buildings and improvements thereon erected, situate, lying and
being at East Marion, in the Town of Southold, County of
Suffolk and State of New York, known and designated as lot
number 63 on a certain map entitled, "Map of Pebble Beach
Farms, East Marion, Town of Southold, Suffolk County, New
York" and filed in the Office of the Clerk of the County of
Suffolk on June Il, 1975 as Map No. 6266, said lot being more
particularly bounded and described as follows:

distant 1026.92 feet southerly from the southernmost point of
the arc of a curve running along The Long Way as it turns to
the left, said arc having a radius of 20.00 feet and a length
of 31.25 feet;

distant 3~79.52 feet to land now or formerly of Birten;
· ~NCE along land now of formerly of Bitten, South 13 degrees
26 minutes 40 seconds East, a distance of 80 feet;
THF,~IC~ South 76 degrees 28 minutes 30 seconds West, a distance
of 394.90 feet to a point along the easterly side of The Long
Way;
THENCE along the easterly side of The Long Way, along the arc
of a curve having a radius of I470.00 feet, and a length of
81.50 feet, to the point or place of B~INNIN~.
B~I~ i%ND IN'~ID~D TO B~ the same premises as was conveyed to
the Party of the First Part, by Deed dated 11/09/90 and
recorded on 11/20/90 in the Office of the Suffolk County Clerk
in Liber 11180 page 093.
SAID PREMISES ALSO KNOWN AS SUFFOLK COUNTX TAX M]t~ NO. 1000-
030.00-02.00-098.000.
Said premises are or will be improved by a one-family or two-
family residence only.
TOGETHER with all right, title and interest, if any, of the
party of the first part in and to any streets and roads
abutting the above-described premises to the center lines
thereof; TOGETHER with the appurtenances and all the estate
and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of
the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13
of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will
hold the right to received such consideration as a trust fund
to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total
of the same for an~%~r..o~.~.~pose.
