consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever, his
undivided one-half interest in and to

situate, lying and being at Orient, in the Town of Southold, Suffolk County, New York,
bounded and described as follows:
BEGINNING at a concrete monument set on the northerly line of Main Road, which point
marks the southwesterly corner of land now or formerly of Fitting and the southeasterly corner
of the parcel herein described;
RUNNING THENCE along the said northerly line of Main Road, North 80 degrees 06
minutes 40 seconds West, 62.66 feet to a stone post;
RUNNING THENCE along said northerly line of Main Road, North 88 degrees 06 minutes 20
seconds West, 2.53 feet to the easterly line of right of way known as "Dexter Road";
RUNNING THENCE along said easterly line of "Dexter Road", North 04 degrees 50 minutes
OOseconds East, 199.12 feet to land now or formerly of Weiler;
RUNNING THENCE along said last mentioned land, South 83 degrees 02 minutes 50 seconds
East, 65.02 feet to the said land now or formerly of Fitting;

RUNNING THENCE along said last mentioned land, South 04 degrees 50 minutes 20 seconds
West, 202.10 feet to a concrete monument and the point or place of BEGINNING.
TOGETHER WITH all of the right, title and interest of the party of the first part herein to the
land in the bed of the right of way known as "Dexter Road" which is 26.43 feet in width, and
which runs along the westerly line of the parcel hereinabove described.
PARCEL IT:
ALL THAT CERTAIN plot, piece or parcel of land, situate, lying and being at Orient, in the
Town of Southold, Suffolk County, New York, bounded and described as follows:-
BEGINNING at a concrete monument set on the southerly line of Main Road at the
northeasterly corner of land now or formerly of Silverstone and the northwesterly corner of the
premises herein described;
RUNNING THENCE along the said southerly line of Main Road two (2) courses as follows:
(1) South 88 degrees 06 minutes 20 seconds East, 17.77 feet to a concrete monument; (2)
Thence South 80 degrees 06 minutes 40 seconds East, 55.16 feet to a concrete monument and
land now or formerly of Tuthill;
RUNNING THENCE along said last mentioned land, South 20 degrees 54 minutes 40 seconds
West a distance of 1245 feet, more or less, to the ordinary high water mark of Orient Harbor;
RUNNING THENCE along the said ordinary high water mark of Orient Harbor in a
northwesterly direction a distance of 55 feet, more or less, to the said land now or formerly of
Silverstone;
RUNNING THENCE along last mentioned land, North 20 degrees 09 minutes 30 seconds East
a distance of 1240 feet, more or less, to a concrete monument set on the southerly line of Main
Road at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
and Robert Alan VanCleef by deed from Clifford J. VanCleef and Cecelia M. VanCleef, his
wife, dated 5/5/92 and recorded in the Suffolk County Clerk's OffIce on 5/29/92 in Liber
11473 page 541.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HA VB AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party ofthe second part forever.

AND the party of the tbt part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid,
AND the party 6fthe first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply. the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so
requires,
