BEGINNING at a point on the easterly side of Bay Avenue where same is intersected by the southerly side line of
land now or formerly of Lovett, said point being distant 150.0 feet southerly as measured along the easterly side of
Bay Avenue, fi.om the comer formed by its intersection with the southerly side of Riley Avenue; running thence
along said land Lovett, north 70 degrees 31 minutes 00 seconds east 250.00 feet to land now or formerly of
McGowan; thence along said land of McGowan (1) south 19 degrees 29 minutes east 50.00 feet; (2) north 70
degrees 31 minutes east 37.50 feet; (3) south 19 degrees 29 minutes east 25.00 feet; (4) south 68 degrees 40 minutes
east 111.03 feet to the mean high water line of James Creek; thence southwesterly along the mean high water line of
James Creek on a tie line distance south 21 degrees 21 minutes 30 seconds west 24.5 feet to land now or formerly of
Luffs; thence along said land of Luffs (1) north 68 degrees 40 minutes west 139.4 feet and (2) south 70 degrees 31
minutes 00 seconds west 261.90 feet to the easterly side of Bay Avenue; thence along the easterly side of Bay

SAID PREMISES being known as 14 Bay Avenue (a/k/a 1405 Bay Avenue), Mattituck, New York 11952.
BEING the same premises conveyed by deed dated June 12, 1987 and recorded in the Office of the Clerk of the
County of Suffolk on June 26, 1987 in Deed Liber 10351, Pages 174-175.
In prior deed recorded in Liber 10351, Pages 174-175, Grantee's last name was incorrectly spelled Ionnolo /
and should be lannolo.
TOGETHER with all right, title and interest, if any, &the party oftha fast part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the fast part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied fast for the purpose of paying the cost of the improvement and will apply the same to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
AND the pm-ty of the first part covenants as follows: that said party of the fast part is seized of the said premises in
fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said
premises; that the said premises are flee fi.om encumbrances, except as aforesaid; that the party of the fa'st part will
execute or procure any further necessary assurance of the title to said premises; and that said party of the fnrst part
will forever warrant the tide to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
