of One ($1.00) Dollar, the receipt whereof we do hereby acknowledge, do hereby GIVE,
GRANT, BARGAIN, SELL AND CONVEY unto the said CHARLES SNOW and DEANNA
SNOW, as Trustees of the CHARLES and DEANNA SNOW REVOCABLE TRUST U/A dtd
November 9, 2009; c/o Charles Snow, 1240 North Lakeshore Drive, Chicago, IL 60610, all that
1) Northerly along the easterly line of Cox's Neck Road 479.68 feet more or less;
2) North 77 degrees 16 minutes 30 seconds East 112.00 feet;
3) North 70 degrees 52 minutes 02 seconds East 220.00 feet to the true point or place of
beginning;
certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:
BEGiNNiNG at a point being the southwesterly comer of the premises herein described,
the following three (3) courses and distances from the intersection of the northerly line of Meday
Avenue with the easterly line of Cox's Neck Road;
RUNNING THENCE from said true point or place of beginning along land now or formerly of

331.224 feet to the mean high water mark of Mattituck Creek;
THENCE along the high water mark of Mattituck Creek the following three (3) courses and

Franklin, Trustee of the Nicholas Fontana Trust to Pacific American Property Exchange
Corporation dated 3/9/2000 and recorded 3/16/2000 in Liber 12028 Page 274, over the following
premises.
All that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of
Southhold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNiNG at a point on the easterly line of Cox's Neck Road distant 454.68 feet more or less
northerly from the intersection of the northerly line of Meday Avenue with the easterly line of
Cox's Neck Road;
RUNNiNG THENCE from said point of beginning along the easterly line of Cox's Neck Road
North 12 degrees 43 minutes 00 seconds West 25.00 feet to a point;
THENCE along land now or formerly of Fontana the following five (5) courses and distances:

Being the same premises conveyed to CHARLES SNOW and DEANNA SNOW by deed
from the MUNZEL FAMILY LLC and JOHN J. MUNZEL, dated June 26, 2003 and recorded
September 23, 2003 in Liber D00012273 Page 574 in the Suffolk County Clerk's Office.
Said premises also being known as and by street address 2826 Cox Neck Road,
Mattituck, New York 11952.
TO HAVE AND TO HOLD the aforegranted and bargain premises, with all the
privileges and appurtenances thereof, to the said CHARLES SNOW and DEANNA SNOW, as
Trustees of the CHARLES and DEANNA SNOW REVOCABLE TRUST.
AND we do COVENANT with the said Grantee, that we are lawfully seized in fee of the
premises, and that they are free of all encumbrances, that we have good right to sell and convey
the same to the said Grantee to hold as aforesaid; and that we shall and will WARRANT AND
DEFEND the same to the said GRANTEE against the lawful claims and demands of all persons.
1N WITNESS WHEREOF~ we the said CHARLES SNOW and DEANNA S~OW, as
Grantors, and relinquishing and conveying all fights by descent and all other fights to the above
4escribed premises, have hereunto set our hands and seal this ql~l day of November, A.D.
