party of the lirSlpart, and DANIEL F. NICKOLA and MARY NICKOLA, his wife, residing at 37
Ninth Avenue, Farmingdale, NY 11735 as to an undivided 50% interest, and
EUGENE NICKOLA and STACIE NICKOLA, his wife, residing at 58 Weiden Street,
Farmingdale, NY 11735 as to the remaining undivided 50% interest
party of the second part,
WITNESSETH, that the party of the tirst part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns or the party or lhc second pan forever,
ALL that certain plot, Riecy or parcel of land, with the buildings and improvements thereon erected, situate, lying and
bcing,in the at Orlent, Town of Southord, County of Suffolk and Stace of
New York, known and designated on a certain map entitled, "Map of
Land's End" and filed in the Office of the Clerk of the County of
Suffolk on May 3, 1973 as Map Number 5909, as and by Lot 13, which
said lot is more particularly bounded and described, according to
said map, as follows:
BEGINNING at a point on the easterly side of Lund's End Road, at the
extreme northerly end of a curve which connects the northerly sidQ
of Main Road (NYS Route 25) with the easterly side of Land's End
Road;
RUNNING THENCE along the easterly side of Land'tO End Road the
following three courses and distances: (1) North 13 degrees 35
minutes 50 seconds West, 41.Z0 feet; (2) northerly along the arc of
a curve bearing to the righc and having a radius of 225 feet, a
distance of 57.48 feet; (3) North 1 degree 2 minutes 20 seconds
East, 113.76 feet;
THENCE North 82 degrees 52 minutes 20 seconds East, 210.52 feet;
THENCE South 2 degrees 19 minutes 40 seconds West, 222.96 feet, to
the northerly side of Main Road;
THENCE along the northerly side of Main Road, South 76 degrees 24
minutes 10 seconds West, 154.05 feet, to the extreme easterly end of
the first mentioned curve;
THENCE generally northwesterly, along the arc of a curve bearing to
the right and having a radius of 30 feet, a distance of 47.12 feet,
to the point or place of BEGINNING.
SAID PREMISES known as 120 Land's End Road, Southold, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to theccntcr lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part ill and to said premises; TO HAVE AND TO HOLD the premises hen:in
granted unto the party of the second part, the heirs or successors and a~,signs of the party or the second part forever.
AND the party of the first part covenants that the pany of the first part has 110t done or suITered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement hefore using any part of (he total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
